Board meeting
1. Follow-up on decisions
All measures from the general meeting have been implemented.
The board is following up on the letting rate and on repeat lettings. Information about the new rates for the rentable rooms will be sent to all residents (owners and tenants).
2. Update from SAB, the courtyard association and the landowners' association
SAB
Airbnb will be prohibited going forward. Information will come from the customer centre once the arrangement takes effect.
The board is looking into whether local rules can override SAB's policy of no subletting.
The courtyard association
Nothing new reported.
Grundejerforeningen Sluseholmen (the landowners' association)
Street food
The board finds the current arrangement untenable because of smells, distortion of competition and its sheer scale.
The board recommends that the street food operation be closed immediately, and that the food vendors instead join together to rent a space for a food market in the area.
If the street food operation continues, the activity should be limited to a maximum of 2-3 days a week.
3. Financial status
The annual accounts for 2024/25 show a surplus of approximately DKK 344,000.
4. Status on operation and maintenance
Water installations
Checks are still outstanding in three flats. This is being coordinated with the residents of the remaining flats. One urgent repair has already been carried out, and a plan for the remaining work will be drawn up once the surveys are complete.
There has been some uncertainty about the moisture meters in the technical cabinets, and batteries that need replacing. The operations team is being contacted, and clear communication about operational responsibility must be ensured.
Lifts
The board approves the major refurbishment of the lift at DGV5, as funds have been set aside in the budget. Better communication about the work is wanted than in earlier cases.
Refuse chute at DGV1
The nursery has at times put bags that are too large into the chute, causing blockages. A dialogue about correct use of the refuse chute is being taken up.
5. Enquiries and proposals received
An ashtray on the pavement at DGV1 has caused a fire. The fire brigade was called out. The board is looking into with the operations team whether the ashtrays fixed to the façade can be removed to avoid the risk of fire. It is considered inappropriate for ashtrays to be placed directly in front of a nursery.
6. Any other business
The site inspection on 5 November is moved to 18:00.
